ResidenceInvest is a shortlist of investment-grade new-build property for buyers who don’t live in the market they’re buying in. Every project is reviewed by our team against a published rubric — and we tell you exactly what each review covered.

What we promise

Three things every listing earns

  1. Vetted

    Every project is reviewed against a published rubric — developer history, permits, payment structure — before it appears on the platform.

  2. Comparable

    Yields, payment plans, completion dates and visa eligibility are surfaced consistently across every market, so listings can be compared without unit conversion.

  3. Cross-border native

    Multi-currency display, residency-by-investment metadata, time-zone-aware contact, and direct routing to the developer or their authorised agency — no middleman, no markup.

Method

Three tiers of vetting, plainly described.

A single “verified” badge is dishonest at the scale we operate. Some projects we know in detail; others we know less. We tell you which is which on every listing.

    The minimum bar for a project to appear on ResidenceInvest. Admin review confirms the developer exists, the project is on a real plot of land, and there are no obvious red flags. Most cross-border buyers will want more than this — that's why we publish two further tiers.

  2. Verified

    Adds developer track record and permit verification. Verified projects are the default we recommend for a serious enquiry — the developer has a delivery history we can show, and the project's permits are documented.

  3. Audited

    The highest tier. Reserved for projects where we have on-the-ground confirmation. Few projects will reach this tier — that's the point.

Methodology

How we report yield.

Every yield figure on ResidenceInvest is labelled with its source. We never publish a number without saying where it came from.

Developer projection

The developer’s own published yield expectation. Useful as a signal of intent; treated with caution.

Market comparable

Calculated from local rental indices in the same district. The default for yields you see on Verified listings.

Unavailable

We display — rather than fabricate. Request the investment memo and we’ll bring the source data.
